More than fed up with Estate Agent

We have been with the same estate agent since last May trying to sell our house. The house was originally put on the market at £195,000 and the estate agent quoted us a fee of £3,800 + VAT. We accepted this being very naive and trusting as we wanted that kind of money for our house. Eventually at the end of November we accepted an offer of £175,000 on condition that we would have a quick sale. Four months later the sale has fallen through and we have lost the house of our dreams. At no time did the estate agent indicate to us that this sale was anything but rock solid. They were not very efficient at chasing up the buyers even though telephoned almost every day. When the sale fell through my husband and I told them of our disappointment, however they told us that there were several people extremely interested in our house. Although the house is not on the market nor tied with the estate agents we had the viewers around and now one of them has once again offered the rather low £175,000. On hearing this my husband tried to negotiate a lower fee and was told that it is not a percentage but a fixed amount that applies even though we have dropped £20,000 in price. We were told that they have spent a lot of money on this sale although as far as i am aware it was only advertised on the right move website and once in the local paper. We are not in a hurry now as we have lost the house but we do want to move and with it being a buyers market we might not get another offer if we go to another estate agent. Not at all sure what to do.

Sorry, for the curt answer, my H has been away forfour days and just got back.
I can't see why anyone should pay more than 1.5% if they negotiate. Where I am there is absolutely no need to pay more than 1%. I have never had anyone try to charge us more than 2% and that was on our first sale back in the days when property sold forover the asking price in a matter of days.
I have also never heard of a fixed fee that wasn't a cheap offer. I am shocked at the cost for you.
I think you should name and shame!! At least tell us where you are based.Everything that is supposed to be in heaven is already here on earth.

Get rid of them now you can get 1.5% on the selling price easily, a bit more negotiation and you may even get 1%0

Next time, go for an EA that charges a %age.0

Even if the fee wasn't way over the top, if an agent hasn't sold your house in this length of time, sack them, even if they can sell, they will have lost interest in your house by now.
Find an agent who will charge you a reasonable percentage fee and ask them pertinant questions like "why do you think my house hasn't sold in ten months".
Then you can judge if they will be worthwhile engaging.

SSI am a fee charging WoM Mortgage broker.I now no longer give information and opinion within the Mortgage boards, because a number of posters who, having approached me professionally, agreed my fee-which has been been made very clear at the outset, taken my advice (normally cancelling a [home visit] meeting at short notice) have then approached one of the fee-free brokers on here to arrange the very same deal I have advised.Whilst I totally concur with the ethos of "money saving"- abusing the goodwill of a professional who provides a quality service is taking it too far! :mad:0 -
