QTPie, we are with 4 ea's this one we have been with since oct. I think im going to ask to take the house off the market with them and another 1 of the agents and get a couple more to value it and put it back on with one of them ( so with 3 ea's) this ea is know for being a bully and i am normally quite a strong person but they have really beaten me down. Your right, now i read it back it does look like i have chased the market down.
Priceof pounds, £100 for laminating the details, putting a floor plan on and making postcard size flyers to pop through peoples doors on there mailing lists. thanks you for your post.
Zone, neighboured is nice, close to good schools with large waiting lists. All the feedback has been positive its just the club behind us.
besonders1, thats what we want to do ( get sold) but we cant drop the price much more as our deposit is in the equity but we need to more as our daughter is still in our bedroom. catch 22 lol
westv, sorry i should of been more clear :rotfl:its a social club with a gym attached. You need to apply and go before a committee before your allowed in and have a ref from a current member. It doesnt have a late license and its only the side of the club that you can see from the house and that only has the staff rest room in it so no noise. The club was already their when we brought the house and it wasnt an issue for us as ive lived local all my life and knew the club.

The time they should have done this was when the house was new to the market. They should have done postcards to their mailing list AND the houses round about your house.
and if they haven't promoted it to their mailing lists ALREADY without the postcards, then what have they got the mailing lists for?0 -

DEFINITELY check your Ts & Cs and dis-instruct them (can't imagine that you would still be tied in, but double check).
Definitely worth a re-think and re-fresh. Price aggressively and go for it: there is definitely a bounce in the market at the moment - good to take advantage of the renewed interest in property (if it doesn't sell before September, then it is likely to be a VERY quiet Winter...). That is my opinion, anyway.

The bottom line is the house aint selling. Agent may not have the best bedside manner but perhaps his advice is correct....and he does seem to be getting the viewers.0

Tell the estate agent to take a run and jump as the others have said.
I thought we were down to 2003 price levels (and maybe beyond) so hard as it may sound maybe yours is still slightly over-priced? Unfortuantly you are unlikely to get back the full £10k you spent on renovations but it will certainly make your home easier to sell.
Why not consider starting a fresh with all your estate agents? or a different pricing strategy - we sold our flat using a price range £130-£145k and it worked for us. The idea being you have a lower starting point which attracts the viewers then let your estate agent convince any pottential buyer why they should offer somewhere closer to the midde of your range. Also it does away with the need to keep reducing it and you are less likely to be chasing the market down. We had one offer at £135k which we accepted.

4 agents? Sounds too many. I'd dump the lot and take a month out before trying again - I'd just choose one agent who is professional and you can get on with.

4 agents is far too many & smacks of desperation to sell. I agree with benood. Take the house off the market for a while, then try again with just 1 agent & hope that there are fresh buyer's out there.
If you've had over 50 viewings & no offers, then there must be more to it than a social club backing onto the garden that's putting people off. With that amount of viewings you would have expected at least a few low offers if the house itself is appealing to viewers.
Remember, viewers are not always honest with ea's as to why they don't like a property & most will come up with something that doesn't hurt vendors feelings when asked why they don't want to offer on property. I know, I've done it myself.
Price is generally the reason property doesn't sell, so if you do want to move then you've got to seriously think about lowering the price to attract a sale.

I can completely understand the frustration you must be feeling. I was in a similar position recently and was on the market for 14 Months. I tried everything the estate agent asked and even paid for professional photographers and floorplans, all to no avail. It was only through a conversation with a mate at woirk that i heard of a family who wanted to move to the area from Cornwall, which was exactly where i wanted to go, Fortunately we viewed each others properties and agreed to swap with a financial adjustment.
It si still a buyers market and until the banks start lending again prices will continue to fall.
I do agrree with some of the previous posts, I would drop the agent, they are pushing their luck, If you are looking to buy another property elsewhere you still need to achieve the best you can, by reducing the price agaian and again the agent has found a comliant vendor who they can manipuilate. The brochurs i got priduced were laminated band produced a company called ravensworth (through my agent) they only cost me £1 each, howe many brochures are they going to produce for their £100 charge and what will they do when the run out? charge you again i shouldn't wonder?0 -
That's horrible to hear. Unfortunately this is certainly not a sellers market at the moment but you certainly have not been uncompromising. I would also suggest looking for another agent as there's no excuse for rudeness like that. I would hate to allow a agent like that to earn commisssion after acting that way.0
