convert garage into a bedroom?

We have an attached garage with a flat roof. Which is 16ft x 9ft wide.

Which we are thinking of turning into a familyrooom/4th bedroom. It will need 2 windows upvc and the garage door 1/2 bricking up and window in top half.2 windows in total.

The floor needs to be rasied and a wooden one put down, plus raidator and electrics.The garage already has power.


How much do you think it will cost?

Don`t want to spend too much as depending on schools we may move in 4-5 years.

Ps we live up north, if that makes a differance, council say it will need building regs but not planning permission.

    We did the same 12 month’s ago (Down South), we had a concrete floor with full building regulations, waterproof membrane etc.



    Even up north, I don’t think you will get change from £5,000, dependant on what work you can do yourself, apparently all electrics have now to be completed by a qualified electrician, all the best, I’m sure it will be great when completed.

    That's if you are connecting through an existing wall using a RSJ to a house room.:cool:

    Hi Swizzle
    I did a garage conversion about 9 months ago and charged £7200.00. The work comprised of :

    1/2 brick up doorway with new uPVC bay window
    new suspended timber floor with t&g floorboards
    new timber framed suspended ceiling, insulated and plaster boarded
    new radiator
    4 double sockets
    2 wall lights
    2 ceiling lights
    arched knockthrough to existing loubge
    skirtings and covings
    plaster finish all walls and ceiling
    2 coats emulsion walls and ceiling

    We're about to embark on a similar project, with the only difference that we intend to leave a storage area at the front of the garage, therefore leaving the garage door untouched. On the garden side, there are already UPVC french doors so we won't need any other source of light. Any idea what difference that might make to an estimate?
