    Stop getting in a tizzy. You are an adult and should know better than to just sign something that is shoved under your nose. For goodness sake make sure that you understand the Ts &Cs of your mortgage etc with your house purchase.

    Write to the LL and confirm that you would like to end the contract and that you will co-ooperate with viewings and will help to re-advertise the property. Say that you are happy to meet his reasonable advertising costs, agree wording with him & then get it put up in local shop windows, at work, on gumtree, vivastreet, letalife etc or find out what the charge would be to use a local LA for a tenant find service. It will show maturity and that you intend to find a way for this to move forward with no loss to the LL. Keep copies of any correspondence - it's not just any old T though , it has to be someone who meets the LL's usual letting criteria, ie subject to satisfactory references/credit checks. Bear in mind that if the local market has dropped and the LL can now only let for say 20 or 30 quid less than you were contracted to pay you may be expected to cough up the difference until the original expiry date.
