    SIMPLE answer. Speak tou your local estate agents . What are people looking for in a property your size around the area?

    Many people have differing views. I need a garage because I just bought a porsche. I have another girl in the family, so an extra bathroom would be great!

    I'd personally alwayys go for an extra bathroom, as many more people expand their family and not indulge in luxuries.

    Although for me, this is a different matter. I'd rather get rid of the middle girl and own a Ferrari. :j
  • Garage for us too. But then there's just two of us with no kids and expensive toys (motorbikes and mountain bikes that I don't want to live in the house and are too nickable to leave out on the street!) Plus it's a great place to put washing machines and tumble driers if the kitchen's not big enough for all the white goods and there's an internal door between the house and the garage.

    Here's an example of two houses on an estate where we're potentially looking to buy that are pretty much the same house, but one has converted the garage. In this case the conversion really hasn't made a difference in price.

    The problem with that conversion is that you need to go through the kitchen and utility room to get to it. An extra room off the hall makes for a better layout.

    I have taken your advice and spoken to the estate agent who sold us our house last year and he confirms what a lot of you have said in that with 4 bedrooms it would need to be balanced out with another reception room.

    We measured yesterday and the reception room would be too narrow to be a dining room, but would make an excellent playroom and we are expecting a babay in August so would be ideal :D

    We are also putting a downstairs loo and utility room in the extension (behind the playroom) and will put a large shed in the back garden and demolish the old garage (thanks for the suggestion).

    To answer Jay's question - the area is quite nice (a village in South Bucks) so no problem with parking on the street, but we would still have parking for 2 cars on the driveway.

    personally i'd prefer an extra bedroom and reception room to a garage and would be willing to pay a lot more for it - but then i'm new to market so what do i know!

    I personally use my garage for a car, but would reckon that as long as there's off road parking, most people would be inclined to see an extra room adding more value.
