Was the EA able to give you details of web hits etc?

Personally I'd bin the EA if I were you. I guess it depends on how prepared you are to lose your money.

Always test the EA as a buyer before you pick them as a seller.

I know, I know., I know and hind sight is a wonderful thing. There is a great deal to be said about gut instinct which I should have listened to before I signed up but maybe subconsciously I love where I live so much that I wasn't prepared to pay top notch to get my place sold (and no 'googler' this is not a sales ploy, I genuinely do love where I live). Went to Glasgow at the weekend to check out areas and got depressed about what i could get for the money. If anyone has any suggestions of a place in commuting distance of Glasgow, near to a good school, with a country feel, houses not overlooked and with 4 bedrooms or more let me know. Do you think I am being too picky??????!!!!! Also would it be the done thing to post a link to my house on here for advice on the look etc?

Personally I don't think you can beat a small independent EA who knows their local market well. Our DD is buying through one and they have been excellent.
The boss said they share the commission throughout the office, so I suppose they are not fighting each other to do second viewings etc and they are all helpful on the phone. The seller has used them before and they have been around for years.

I think there's a fair few out there who'd take issue with the 'everyone else' bit.....to paraphrase the Radio Times; "Other selling agents are available" ....

Well I have to agree with Googler on that one. When i moved here from England 5 years ago, i didnt even know the PSPC (perthshire solicitor property centre) existed. In fact being English I just googled estate agents and property for sale in Perth. I didn't realise that it was mainly solicitors who sold property in Scotland and not Estate agents. As I may or may not have stated previously, the estate which I live on is quite peculiar in that very few people who live here are actually from the local area so estate agents with a local knowledge to my mind are not much of an advantage. The majority are from outside of Perthshire with alot moving from England or Ireland , probably because the houses are such a bargain!!!(sorry put that last bit in just especially for the googler)
