    Hmm, the problem with the bump at the moment is that it's more armoury for the sellers to say 'hey we're not accepting anything less than the asking price'!
    Whilst this does not reflect the OPs position.. and again I agree that the seller in this case is a complete nut job, sellers are as motivated by a (phantom) upturn in the market as buys are during a downturn.

    Spring is here - popularly a good time for house purchases, but not always at the best prices. If a house goes on the market now, expect them not to budge from the pre-conceived ideas of how much their house is worth, even into the Autumn if not sold by then.

    I hate buying houses. Only done it once, doing it again soon (I hope - is that masochosm?).. I'm on the vino tonight cos I got a payrise today, but still not enough for the 6bed stately home :)
  • right just a quick update on the situation...I spoke to their EA last night and apparently he and they had a massive fallout at the end of last week as they were ringing him a few times a day and giving him grief so much so I get the impression that he doesnt want to speak to them at the moment (not good). They were hoping to exchange last week and when that didnt happen it looks like they have gone off in one hence the 'we are pulling out'. Their EA spoke to their sols and their sols were going to speak to them and try and soothe them over. All the dealys have been down to the bottom of the chain who are buying through Tower homes, hopefully they will get the new mortgage offer in the post today and then we can roll forward to exchange. Although the EA suggested maybe speaking to them ourselves which I am not 100% sure about as I dont want it to get too personal. My EA reckons wait until we know we can exchange which hopefully will be by the end of this week and then go to them with that.........Ahhh definatley off for a run this evening to let of steam - no wonder they say house moving is one of the most stressful things!

    I know this sounds odd, but that sounds "positive" to me... if it IS a "personality clash" then MAYBE it can be soothed over (preferably solicitor through solicitor)...

    (the EA should be shot - their job is to hold the chain together, not split it up... as in ANY business you get difficult clients, but the EA is their to mediate and smooth things over and not to create tension).

    Have a "Plan B" in mind, but definitely work on convincing the sellers that you can do this without the EA (ok, they will still need to pay the EA - don't dwell on that! - but, at this stage, the EA should be pretty much out of it...). If they have fallen out with the EA, then maybe that is what it is about: the sellers pulling out as a petty attempt to deprive the EA of commission? Although certainly my contract with my EA had a claus that, if we pulled out of a sale, we still have to pay the EA a propotion (25%) of their commission...

    Enjoy your run tonight - think it will help. Let us know how this thing goes too - sounds recoverable, BUT people sure can be stubborn... :( (need to convince them that they shouldn't ruin this chance to sell just because of a falling out with the EA)
