How long should it all take??

Just a quick one....

We've sold our flat to a first time buyer (she's currently renting) and we're going to be buying a house with no onward chain so we're in a very short chain. We'll be putting our offer on the house in tomorrow so assuming we reach an agreement on the offer tomorrow, how long should it all take to go through and when should we expect to be moved in? The lady buying our place said she was hoping to be in within 6 weeks - does that sound like an unrealistic timescale??

Also, is there any way I can chase up things so that it all happens as quick as possible??? Obviously I'll make sure that anything sent to me is filled in carefully and properly and sent back the same day using Special Delivery.

    How long is a piece of string...?

    Theoretically, the process can be done in this timeframe, however, it is dependent upon many things. The usual holdup is the management company (if there is one) for the flat.

    It took 14 months from offer to completion on a property I bought. Now, this is extreme and there were major complications with management company.

    Have you used the solicitor before? Some are good, some are ...erm...not so good. Is their solicitor any good? These are the people to chase.

    Don't forget that you can exchange and complete on the same day if necessary.

  • Uh oh... if the management company is involved then it'll take forever!!! :(

    How do they get involved with it all?? I've had to chase them on a few things in the past so if I know what they're doing then I'll be able to chase them better.

    As for the soliciters, I'm using someone introduced to me by https://www.cheapcheapconveyancing.com as their fees seem really good but I've phoned them up and asked them a string of questions and they're registered on the law society's website so they seem to be ok. Unfortunatly we're moving on a tight budget so I've had to go with someone cheaper. :(

    I have used enough solicitors (purchased 56 properties and I would avoid these cheapo immitations.)

    Make sure you have a good solicitor (you must have ftiends who have purchased and can recommend?)

    If you need to remortgage, then the cheapo options are fine. However, for your mortgage, make sure you get someone who knows what they are doing, as for peace of mind, major benefit. You get what yoy pay for...always
