Are sellers dragging their feet???

I've 'sold' my place - everything is going well as far as I know, selling to FTB.

I've seen a place for sale, put in an offer and had it accepted. (subject to them finding a suitable property)

They have found a property, and have had their offer accepted.

But despite this, they do not want to get solicitors involved yet.

Is this normal?
Am I just being impatient? (It's been a week since they accepted our offer)

    Did they say why?

    We have been advised by our EA that it is advisable not to appoint sols until your buyers mortgage co have done the valuation survey. Maybe they are waiting for the valuation report? I wouldn't think it is unusual.

    From my point as an agent usually solicitors are not set to work seriously 'on the case' until there is a complete chain formed. Even then some solicitors suggest they wait a bit longer for their cleint to get a bit further forward with the finance. So it is quite normal.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    on one of the houses I bought the seller was supposedly moving in with their BF pending their own purchase going through. Having been stung before I did not appoint solicitors until I was told the chain was complete and all stages were progressing. Even then I held off, rather smigly as it turned out since 2 months later the seller announces she is not moving in with BF and her own purchase has fallen through and, oh yes, the property on which my offer was accepted is now withdrawn from the market.
    Moral - do not incur fees until you absolutely have to and they will invoice for aborted work even if you are using them again for the next purchase

    Our buyers didn't instruct solicitor until valuation had been done by their lender this is now quite normal. I do think after just a week you are being a bit impatient, our EA told us that 3 months is now normal from offer to completion and even longer is also becoming the norm (frustrating I know!)
  • My buyers instructed the solicitors immediately, so I thought it was quite 'normal', so you can understand why I thought the sellers were being reluctant.
    I have since sent an email asking if they would mind proceeding with the valuation survey, while the chain 'ends'

    Let me clarify one aspect of the process.

    It is NOT the solicitor or the agent who decide when the solicitor starts work it is you the buyer, or you the seller. OK your solicitor may make their suggestions but you are free to get them working sooner if you wish to.

    However I know some solicitors will ignore their clients intructions even though they are being paid, by the client, to work to their intructions. These solicitors can be the 'old school' arrogant ones.
