SSTC to Available again?

Beginning to notice quite a few of these in this area (going SSTC mid-March to early-April... then becoming "available" again during the past few week). Anyone else seeing this?

    No, I can't say that is happening round here, LOTS (inc mine) going SSTC, though.
    I love giving home made gifts, which one of my children would you like? :D :A :D

    Definitely seeing LOTS going SSTC too... just a few coming back again (after being SSTC for between a week and a month). BUT it may be a numbers game: maybe there is always a proportion of all sales that fall through (normally in the early stages)... so lots of SSTC recently would equal quite a few falling through (in proportion).

    Oh dear - that is nasty :( (our first sale fell through too, but the second went out - if that is any tiny bit of consolation...).

    How long had it been SSTC and what was the reason for it falling through?

    Not really but I am more aware of seeing agents windows with red 'reduced' flashes across more of the houses.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    SSTC for 4 weeks... they were the first people to view and made an offer 10 mins after the viewing... My wife and I were shell shocked, but pleased. The agent therefore stopped all further planned vewings.. We hadn't looked at properties, so then it became a mad rush to view places, despite our buyers saying they were prepared to wait as our property was the one they had been waiting for. We actually found a property on Sunday, viewed it that day and 9am this morning I placed an offer. I even called our EA to tell them our news so they could update our buyer. 3 hrs later our EA called to say our buyer had withdrawn the offer as they were in a hurry to move and and placed an offer elsewhere.

    I know this is all part and parcel of selling, but I'm pretty hacked off at the moment (having a cold/flu virus doesn't help either). I just hope we get a viewing this week to try to put a positive light on the matter.

    Either they were desperate to move (i.e. about to be homeless through no fault of their own) or/and they weren't too attached to your place and just had second thoughts... :(

    Think that there needs to be some "give and take" really - they must have known your position when they offered? Think that you did pretty well to get somewhere in 4 weeks...

    Our first buyer was VERY demanding on timescales: they offered early/mid December and HAD to complete by 5th Feb. This was ok, since we were prepared to rent, but difficult because of Christmas AND us being out of the country between 28th December and 20th January. BUT I bent over backwards to ensure it was possible (finding somewhere to rent, getting removals quotes, arranging provisional moving date, getting ALL of the sellers' paperwork completed, giving "power of attorney" to our solicitors etc....). They were due to have their survey done on 31st December, but they stalled it and went on to attempt to gazunder us (by £40k) mid-January. We refused to negotiate and the sale fell through.... So, like you, we had rushed to ensure everything ran smoothly, but they still pulled out :confused:

    What next? Does this affect the offer that you have on the property that you just offered on? Will you automatically withdraw it or are you going to try and find a new buyer soon? Have you considered going into rented for a while (that is what we did) - isn't ideal, but allows you to sell and move on without the stress of a chain...

    Hope that you feel better soon - when something like this happens, a cold/flu makes everything feel 100 times worse :(

    Our buyers knew our position very well when they viewed. I explained that we would not be forced into finding a home and renting was not an option for us. when they made their offer they said "we can wait - it's the house we want".

    The EA I made the offer to this morning withdrew our offer once our EA explained our 'midday position'. I fully expected the seller to reject it anyway and was just chancing my arm with a low offer, with plans to increase it afterwards - unfortunately that will not happen now.

    We still plan on selling our place - just want some viewers!!

    I've had my cold/flu for nearly 4 weeks - from what I've read I've got potentially another 8 weeks of it (termed as the 100 day virus).

    That is very bad then... I always think that people should "know their own minds" and not "mess people around" - if that makes sense :(

    If renting is not an option, then keep an eye on buying as well as selling - so you can definitely be VERY quick off of the mark when you get another offer :)

    There is definitely a lot of activity on the property market at the moment - hopefully you will get another offer very soon (since you got an offer so quickly, you must be well priced). Are you back up (as "available" ) on your EA's website and on rightmove? Is your EA putting you back in the local property paper this week? You want to get lots of exposure as quickly as possible...

    100 day virus!?! That sounds truly hideous :(. Take care and try to relax and take it easy.
