    if the LL is on your side, then change the locks in your current place, and simply refuse to move until ALL the repairs are done in your old place - you hold the ACE card here - the LA will be right up the creek without a paddle if you wont move out of some other landlords place when there are tenants ready to move in.

    Please speak to Shelter as soon as possible about this - today, and get proper advice.

    Your LA/LL CANNOT make you move out in 4 weeks. They would need to serve a S21 notice at the correct time and give you 8 weeks notice from that date.

    Hope it all gets sorted out x

    You have already said that the LL is "pleased" with you as a T - no LL wants to evict a T who is a reliable one and face the hassle of finding a new T who may turn out to be a non-rent payer who trashes the property. They also run the risk of an expensive void period.

    At this stage don't think about solicitors (unless you are on a very low income and can get help with costs). The private sector rentals team at the council can help you with this, as I posted earlier. This is precisely the sort of thing they are they to deal with - use them- they can liaise with the the LL and the LA if necessary. Shelter's advice service for tenants is first rate and it's free ( you can bung them a donation afterwards to show your gratitude if you can afford to)

    Plenty of good advice here - I'm sorry I could not post back last night. I would second the advice about not threatening legal action until all is a little clearer.
    For your meeting today I would calmly point out all the reasons why you can not move back in and stay in the new flat until the old flat is ready. Change the locks if necessary.

    More Updates:

    Its been a busy morning and I haven't phoned Shelter yet, and I'm still dealing with contractors coming and going and making plans. I'm not in any danger of not having a place to stay for tonight, but as of now I don't know whats going to happen.

    I had a meeting this morning with the LA and contractors. The contractors sent a plumber around who told me that they had connected the shower to the wrong pipe, and would be a two-man, all day job to fix it. I thanked him but told him that obviously, this job needs to be done yesterday. His company then had conversations with the insurers, and this is what they had to say.

    The new power shower unit that was supplied by the LL. was the wrong shower, and for them to hook it up to the correct piping would be "betterment", as it would be hooked up differently than the original shower, i.e. we're not paying for it. The original shower was broken and leaking the way it was hooked up before, so I just don't understand that. This absolutely BLOWS MY MIND as the plumbers who installed it two weeks ago should have known that and SHOULD NOT have installed it and said the job was done. Any additional work not covered by insurance could have been done by my LL\LA. It took the plumber today 20 minutes to confirm that for me.

    So now my LL\LA is sending out his own plumber to get this done today\tomorrow, so I still have no idea how long this is going to take or if there will be a new problem.

    As for the insurance company, I feel I need to make a complaint to the Office of Fair Trading, or some such organisation. Do I have the right to do that, or is that my LL's responsibility?

    Thanks for the update.

    What a mess. I'm glad that you have somewhere to stay (the new flat I assume).

    The arrangements between your LL and the insurance company are not your responsibility and you can not really made a complaint against the company - your relationship is with your LL.

    You probably should keep in close communication with your LL who is the one really at fault for all this taking so long - they have clearly not actively managed the situation.
