Could anyone please help a first time seller in need of advice?
Our property went on the market today after meeting with estate agent over the weekend and signing their terms to act as sole agents but we have now changed our mind about selling now and i want to take the property off the market?
Are there any costs incurred for doing so?

I doubt it if they are 'no sale no fee'. it should say in your contract whether you have to pay for any marketing costs. I was told by my last EA if i changed my mind all I had to do is notify them in writing and that would be that. For info - always worth checking this in future before you sign up, but I guess you prob know this now.

The EA will have done nothing to market the property yet seeing as you agreed to them over weekend so no costs I would have thought. These things happen!0

I think you will be OK.
On the other hand you may have signed up to pay the EAs fee if they produce someone who is ready, willing and able to buy your house for the price stated in your agreement...0 -
would it not require a hips pack before being marketed ? if so how would they be able to produce a buyer so quickly? the hips pack takes a while to produce.my bark is worse than my bite!!!!!!!!0

It really all depends on the terms you have signed and if there is a cancellation type of fee for early withdrawel. When we took a new property we reckoned to get it on websites same day, send out draft details within 24 hours and get it in the next advert. So if someone wished to pull out after this procdure we would have already spent money for which we did make a charge. But as I said it is all to do with what the agents terms say.A retired senior partner, in own agency, with 40 years experience in property sales & new build.
