So you've been offered £295k and EA says you should achieve £320k so go back and tell them you will accept £320k.

I assume you already have another house you want to move to or have somewhere else to go. The market is so different now and buyers rare that they won't hang around for a slow chain.

The number of viewers and their feedback is irrelevant. Lots of people make a hobby out of viewing houses they have no intention of buying or if they want to see what the competition is if they are thinking of selling. Only offers are important.

If I view a house I don't like I don't want to be pushed into saying why I don't like it. If the householder is showing me around I make nice noises but will just tell the agent it's not for me and why exactly or if it's just a feeling so they get a better idea what I want.

Ok so it wasn't really a low offer then; it was only a low offer compared to your grossly inflated asking price
how do you know his asking price was grossly overpriced
  • Hi all

Feedback is that it is too small. 3rd bedroom is very small but not sure we can do much about that.

Normally this means that the house/rooms are too small for the price you are asking rather than being too small per se.
