Does moving really cost this much?

Hi all,

we have a house to sell and are looking at all the costs of moving. My husband beleives it costs about £5000 to move ect solicitors, estate agent fees, moving van ect...That sounded a lot to me.

Can anyone tell me what are all the things that has to be paid for what moving and the average costs of these?

    solicitors - £400 to sell and £400 to buy, more if it is complex
    HIPS up to £400
    estate agent 2% of property price
    movers £400+ deonding on stuff to be moved
    stamp duty if property over £175k
    searches from council
    mortgage moving/ arrnagement fee up to £500
    early repayment charge to consider if on non portable fixed rate
    possible renting if dates dont line up
    possible storage and insurance for same reason
    and all the new curtains carpets and white goods you may want

    I reckon he's a bit light in his costs myself.
    Debt free 4th April 2007.
    New house. Bigger mortgage. MFWB after I have my buffer cash in place.
  • Cost us between £4-5k all told - selling flat at £135k, buying bungalow at £150k. Just glad we didn't have to pay the stamp duty!

    When we moved home in 2006 some of the costs are listed below

    Mortgage Valuation Fee £400
    Mortgage arrangement Fee £499
    Stamp Duty £2160
    Solicitors Fees approx £800
    Chaps £30
    Land Registry Dealing fee £220
    Other Searches £90
    Removals £300 (rented a van for a few days)
    Redemption Charge on Mortgage £2100
    Part ex so no estate agents fee

    Depending on properties bought/sold, any additional items needing to be bought, i.e. new curtains/carpets/appliances even sometimes furniture, you could be looking anywhere between £4K to £12Kplus, and that's without any redec or alts to new place you may want to do. Figure of £5K is good starting point.

    Our costs were over £20K but OH's work paid around £6k of that, still left us with a hefty bill though! I'd have been thrilled with £5K!
