Applying for a mortgage

Could someone help me out here please with some advice. My OH and myself are in the process of looking for a house - have a big deposit but have not found anything.

Given fixed rates have started increasing do you think we whould go see a bank/BS and get a mortgage approved with an AIP - will they give us this? We have a figure in mind on what we want to spend but we may go over/under this.

Do you the banks will give us this ?

    Most lenders will not reserve a rate for you until a full application has been submitted

    Only a limited few may do what you want - but you need to see if they are the best deals for you.

    Also the rate is only reserved for a limited period of time - once that expires you need to look again

    Go via a whole of market broker to see who can offer you what, and if the rate can be reserved
