Been there done it! We got a 3 bed house in the best village, but it was a mess! All carpets needed replacing, decorating throughout and the garden was a mess and a half. LL agreed to pay half towards renovations and lower rent, so we took it on. We did all the work and asked for half costs back, he refused! After 12 months when it came up for the contract renewal, he put the rent so high that he knew we couldnt afford it, so we ended up having to leave, £3500 worse off.
The best bit was that the next tenants he got in wrecked the place and had grafitti scrawled all over the outside of the house!0
