can we put in 2 offers on 2 houses with same EA?

Hi, any ideas would be really appreciated...
My OH and I have been looking to buy a house for some time and have found 2 that we really like. They are both a bit over what we can afford, but we think both houses are over priced based on house price indexes etc. The first house has been on the market for over a year and has not reduced by much and the second seller bought the house at the peak of the market and I'm guessing he doesn't want to lose too much on it (although he is looking to move for work reasons).
I think it's likely that either or both sellers may not accept our offer, but we were wondering whether it would be better to offer on one house first and see how that goes or whether we should put an offer on each? The problem is that they are both on with the same estate agent...
thanks

Put an offer on both the EA want the commission they want to sell ,put low offers on them both ,one of them might accept or if they both do ,you are allowed to change you're mind and withdraw.
Just tell the estate agent you like them both equally and you will buy the house which you get the best deal on,nothing wrong with that i have been interested in 2 propertys at the same time before now.
Just go for it !
Good Luck!0 -
thanks for the reply JMW,
i was thinking the same. I would really like to live in either of the houses and would consider paying a bit more if i had the funds available!
I think we have little hope in getting either as the sellers are likely to want over the 3% stamp duty threshold which would be out of our league... but nothing ventured nothing gained
fingers crossed (and everything else)0 -
Everyone knows its a buyers market at the moment the estate agent may know which one is likely to accept a lower offer, but take what the estate agents say with a pinch of salt they are not at all trustworthy ( most of them anyway ) ,when they know you really want a property you may hear well there are are couple of others interested so you up your offer they will get a deal and more commission for them.
My dad just bought a house for £160,000 but it was for sale for £185,000 .
Start low its good to have two houses you like play one off against the other see what happens .0
