    If your house is worth £210K, how much is mortgage and Firtsplus loan?

    and also..for what it is worth, i looked at changing cat insurance, i would stay put if i were you paticularly if you have previously claimed. If you change the new insurer will exclude previous conditions, and actually £49 or £7 per cat is probably quite good. Who are the policies with?

    Not sure what the outstanding mortgage balance is, but Firstplus balance is £50,537 (a settlement figure for it might well be lower).

    Cats are with Direct Line and I must say they've been brilliant; have always settled directly with the vet for us.

    ok, not a lot to play with in terms of equity then. I reckon you need to concentrate on reducing monthly expenditure and trying to overpay the main mortgage where possible. Ultimately this may allow you to combine mortgage and First plus at a competetive rate
