Choosing a Conveyancer

Hi Guys,
We might be in a position to get an offer accepted on a property (at a big discount obviously), and I wanted to find out how I should proceed if the offer is accepted. I have asked around for recommendations of conveyancers, but no-one I know seems to be able to recommend one, and I think i'll have to end up resorting to looking through the Yellow Pages for my local friendly solicitors.
Are there any specific things I should look out for when choosing a conveyancer? I don't mind paying a fair price, and definately don't want to be stung with charges that could have been avoided if I had gone to another solicitor.
Any advice appreciated
P.s. the last time I bought a house, the solicitor ended up giving me an ultimatum to purchase indemnity insurance for the house roof or he would walk. This was a couple of days before exchange, and he said the indemnity was required due to the slate tiles used of a different material than they were originally. I had to purchase this to proceed.

I would try and get one which was no sale no fee, and didn't charge for extras like letters and phone calls. Maybe get quotes from a couple of local ones, then an online one? Ask for a breakdown so you can see exactly where your money's going. Also if you post which are you are in people might have some recommendations?Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0

I would ring around and speak to them. Make sure you can get through to them.
I would go for one which you pay for the work they carry out. If you go for a fixed fee or no fee for no completion, then they are not necessarily working to your interests. Also, go for a local solicitor. I found it very reassuring to be sat down in front of the solicitor and for him to explain any pit falls or downsides to the house/contract in simple terms.0 -
