Thanks again for your replies. He didn't have a survey done yet. Am extra annoyed we only had our survey done yesterday & he pulls out today!!! Grr... Am definately going to try & get some money back from him but am not hopeful. He seems to have got cold feet because a house on our street went on the market for £22000 more than he was buying ours for (eh?)... The humourous bit is that he's still keen for us to buy his house....! Even though we have no way of selling our house what with it not having been on the market at all..... Am so gutted, was so looking forward to living there with all the extra space & the nicer location & actually having space for the new baby lol!
My wee 3 yo is a bit confused now & wondering if he will still get his swing - poor thing! Thanks again folks I appreciate the comments :-)

You can't get any money out of him. Until contracts are exchanged everything you do/all the money you spend to work towards a sale is a gamble.

I would tell him to stuff his house where the sun don't shine. What a cheek.
