I'm not sure if this is a law society or mortgage lenders thing but apparently earlier this month the rules on local authority searches changed. Apparently before then the searches in the HIP were acceptable to mortgage companies, now a buyer has to order their own.
Anyway the upshot is that if you thought everything was in place and ready to go, it now isn't and there will be an additional hundred or so pounds of costs and a fortnight or so delay.

Where did you hear that? I've not heard anything about it! I know some HIPS don't have enough/the right searches in them but I've never heard of anything like this! I've heard that searches in the HIPS are generally only valid for 3 months and after that the buyer then has to pay for updated ones, but don't think that's new.

Ours certainly weren't good enough for our solicitor and that was all the way back in January.It's not easy having a good time. Even smiling makes my face ache.0

Talked to one of the partners at my solicitors.
Apparently the government changed the rules around a HIP "personal" search provider's liability so that they are no longer covered for incorrect information on 6th April.
So now, if you want to be covered by liability insurance, you need to get a local authority search done however recent the HIP is.0 -
