Cost of works?

Sorry if this is on the wrong thread.

Could someone give me an estimate cost of knocking down a wall, putting up a wall, buying and fitting a kitchen, putting in a new bathroom and general tidying up and decorating?

I know without seeing the house it will be out but just looking for a very rough estimate on how much you think doing this will cost. nothing special just basic but nice kitchen etc.

    I think you could do it for as little as 7.1K, but it could cost as much as 72.4K

    (or, if you're taliking berlin wall/great wall of china, then the cost would go up a little ;) )

    With zero details on sizes etc, it's impossible to say. My kitchen cost me 5K. Compare that to your kitchen!

    If the wall you're taking down is a supporting wall it will need a steel joist which for a fairly small one costs about 1k. Putting up a wall is a few hundred. Kitchen well don't ask me I fitted ours and it cost £25k. In fact we did a lot of what you asked (didn't need the joist) and it cost about £50k although we didn't decorate the whole house for that just the 3 affected rooms.

    I understand it's how long is a piece of string, wall is prob 10 foot long. I guess a kitchen is around 5k. Bit of plastering i was thinking around 10k-15k all in?

  • If it is a load bearing wall, you will also need building regs and have to take into account their charges as well.

    Thats about right BUT the problem is when you start other things come up and other things and other things .......

    £20k should be about right BUT you need to shop around, do not buy everything from one place and kitchens try a trade centre like Benchmarx or Howdens- they will say they only deal with trade but in the current market..

    You buy the materials not your workers and get workmen to agree a price and time limit- and agree 'extras' as you go on individually.
