Finally exchanged!!

Hi guys!

After months of house hunting, viewings, stresses and tears I finally exchanged today!!! Completing next Friday and there seems to be so much to do. It is so weird because I have such mixed feelings. Part of me is excited and the other part is feeling scared and aprehensive, like 'what the hell have you done, you've just bought a house'. I was at work when I heard the news and I felt like crying. I don’t know why. I guess maybe because its been such a long process and its finally nearing the end and I can't really believe it. Are these feelings normal? I mean I am really looking forward to having my own place, but its beginning to dawn on me, more and more how ‘big’ this all is!

I would like to thank all the MSE members who have been offering their help and advice along the way, I really appreciate it.

There seems to be loads of stuff I need to organise. I'm packing up my flat at the moment which I didn’t want to start until exchange, (didn’t want to jinx things) and its taking ages. On first glance, it didn't seem like much, but I have quickly discovered this is not the case.

Apart from the obvious, is there some sort of checklist I need to go through in terms of things I need to be doing. I’ve sorted out my buildings insurance today and I also know that once I’ve completed I need to change the locks. What other things do I need to be sorting out? Will I have utilities in the new place or will they be switched off?

Also I was just wondering from my point of view are there any particular things I should ask my vendors before they leave e.g. where various meters are, when the bins are collected, instructions on how to work things etc. I was thinking of writing a list to send to the EA so she can get them to write it down, I was wondering if there were any other important things I should ask about.

Any help and advice great received.

    all of what you have just asked!! ask the lot, write it down and pass it on, and congrats!!!! im chuffed for you, im hoping to exchange next week<fingers crossed>your utilities wont be switched off<read the contract they are not allowed>cancel exsisting mortgage payments <,if you have one>and sort out all bills<go to rightmove for check list>and enjoy the ride!!!!!!! well done xx

    We exchanged yesterday also, we will move in 2 weeks, and are having removals pk and move for us, this was not the plan, but due to the fact im to be mummytofive in 6 weeks, I have decided that with the lats 6 months of moving stress then i need to rest a little! Good luck in your new home, I am a little worried about the move and so on scary stuff!
    Debt free and plan on staying that way!!!!

    Ooooooh congratulations! I felt everything you felt when we exchanged last week. Was absolutely petrified but incredibly excited too.

    We went round to the house at the weekend to take measurements and while we were there we asked how the heating worked, how the alarm worked etc. It may be worth you asking to revisit the house prior to completion just to get some answers to your questions.

    What a lovely story!! Congratulations. I think its these feelings that get me excited about property. Excitement, nerves and all the rest, even the stress. I am buying my 58th property at the moment and still get all of these feelings. Love it.

    Best of luck in YOUR new place. After a couple of months, you will have wondered why you were so stressed.

    When you move in, take all meter readings (gas, electricity, water if there is one). You should get letters from all utility suppliers soon after you move in. If you have time, go to uswitch and compare prices. You may find that you can save money

    58th house! Wow I'm impressed. Do you do it for a living? Having gone through this process there are so many things I would do differently second time round, but you live and you learn!

    You certainly do 'live and learn'. Even now, I am still learning. I think this is the key. Don't get set in your ways of thinking. There are always different alternatives.

    I do earn a reasonable living from property, but I also work. Suppose I am just greedy. But it is true..mo money mo worries...being a landlord is not really fun and I would probably sell up if the government didn't take most of my dough!!

    Just reduced my working week to two days, so not all bad.
