what price to market our house

We are about to put our house up for sale. Moved last year & rented old one due to sale falling through.
4 bed semi in good condition with large garage & large garden in popular location, no others same size currently on market in the area.
Bought in 1998 for 69K
Sold last may for 160K, asking price 165K.
Fell through due to VERY fussy buyer.
EA has said to put it back on at £159,950, baring in mind that offers are likely to be 10-15K below.
2 others in street have just sold although not sure of price as only just completed & they are different to ours in size.
Our tenants will be out mid May & we just want to get rid of it now to ensure financial security.
Any thoughts on what is a realistic price that we can expect to sell for.

It is in a popular area of Bridgend in South Wales.
Similar property sold in 2007 for 180K. Difficult to get many comparisons as most semis in area are 3 bed. & most 4 bed are detached.0 -
According to Land Registry, the price index for Bridgend has moved like this;

Figures as at February, so may have to allow for another 2-5% for the last couple of months...

I would be tempted to advertise at a low price and not allow much room for negotiation. The price needs to appeal to get the viewings.
Why not advertise with a price range?
We advertised out flat with a price range £130-£145k and sold it for £135k0 -
You should look at your competition. Not just similar houses in your road, but similar houses within a 3-4 mile radius, because that's where a lot would search.
Most people aren't searching for a house in your road, they're looking around 3-4 miles (20 miles for larger houses).0
