the EA agreed that it would go on at 'offers over' the agreed price. One feedback was what we expected 'we could get a 4 bed for the same price' (yea the one down the road advertised by the same EA), the EA couldnt get hold of the second viewer and the third viewer said they didnt want a house with steps which was obviously a cop out or they were blind cos it was obvious from the picture that there are 5 steps up to the front door!!!0

They would if they hadn't sold much recently. A sale at a lower commission is better than no sale at all. They still have to pay rents, electricty etc.0 -
One agent can't dicatate selling prices, only buyers can do that. Even if every agent in a town got together they'd be driving prices up in their own interest.
The only reason they gave you your asking price was because it was what you wanted to hear and it was the best way of signing you up. Agents have a habit of asking you what you want for a property before they give you their valuation and the fact that you spoke to their mortgage advisor means that you already told them what you thought your house was worth and your valuation was a little too optimistic.
Agreed that the agent wasn't acting in your best interests; a little honesty wouldn't have left you quite so disillusioned. You can only drop the asking price or take it off the market.Everything that is supposed to be in heaven is already here on earth.

Precisely my thoughts.
It's a real shame there wasn't any constructive feedback from your viewings, but people can be very cagey. One of the pieces of feedback I got on our house was that they had a problem with our steps (as with yours, it was very obvious there were steps up to the front door).
If you honestly believe the house is correctly priced, keep marketing it, and make sure it's spot on (clean, tidy, fresh). At the end of the day someone will only pay what they think a house is worth, but if it is well presented (and has the bits and pieces a buyer wants), it's not a foregone conclusion that someone will choose a shabby 4 bed over an immaculate 3 bed. There may be other reasons for a buyer going for the smaller house (council tax bandings, running costs, or the three beds might just be more useable than the four available elsewhere).

Do you know any of the other sellers? If so, ask if you can be nosey and return the favour.
Check out the prices actually paid for houses in your area, on line, as some houses sell for loads less than the valuation and some for thousands more.
