My wee house buying rant!

I put an offer in on a repossession about 6 weeks ago now - we were told we had to be able to complete in 4 weeks (which we were able to do!) And his solicitors / accountants are bloomin rubbish! We were told the property was freehold and we found out this week it isn't - so we now need to check if the ground rent is up to date otherwise apprently they can chase me for it! We have to check the mortgage is still ok as the property isn't freehold and the 99 year lease started in 1996. The local searches have expired and apparently the Abbey (mortgage lenders) are v picky about this so we're paying for them as if we wait for the vendor's things will be put back even further. And they didn't get planning permission for the conservatory or advise Bellway as the landlords which the lease states as a must!
Why are things never straight forward??!!

Well, it's now week 11 and we still haven't had the updated mortgage offer through from the Abbey. The searches I paid for last Monday still aren't back, the leaseholder hasn't responded re the ground rent and I've had to pay another months rent today. I'm wondering if it's worth knockingon the neighbours door to see if they are also leasehold and who manages the land now as my friend has a house nearby and Bellway sold the land off a couple of years agoGood wine needs to breathe, if it stops breathing try mouth to mouth.0

I'd tell them where to go now, although obviously you've spent money on it so will be a bit reluctant to do that. Why not tell them you're going to pull out if they dont get back to you with the answers within (say) the next 7 days? Tell them you've found another one and have had an offer accepted and will instruct solicitors on that one instead perhaps?0

Sounds like typical repo behaviour im afraid......!
Your best bet would be to go and knock on the doors of the neighbours and ask if they have ever had to pay any ground rent etc and then instruct your solicitor to advise the other side that you will accept an indemnity policy to cover any outstanding amounts.
I wouldnt worry too much about the conservatory - again this is something that can easily be covered by indemnity insurance.
Speak to the estate agents dealing with the sale and ask them to help you - afterall, they will be just as keen for you to exchnage as they want paying!!£2 Savers Club #156!
