Bills not included in rent when advert said they were

If the ad said that bills are included then I think he should be able to hold them to that - particularly if he and his oh can back that up that they were also told verbally. If I were him I would say that either he wants bills included, or rent reduced or he will take bills off from the rent. What is the agent going to do? if the agreement says nothing about bills being included he will have great difficulty getting this agreed
i am in a similar situation and i made the letting agent change the AST when i signed it to reflect my rent and the fact that additional utility sums were to be paid by the landlord0 -
He needs to talk to Trading Standards. My take is that the advert forms part of the contract and as he was not advised of the variation prior to moving, he may have a case.If you've have not made a mistake, you've made nothing0

I agree with RAS, I think the advert is part of the contract. I know on property sales EAs have to be very careful and precise in their property descriptions now.I am a Mortgage Adviser

Just a thought, but would that not fit into the misdescriptions act which governs property details?
Take the advert to citizens advice or trading standard or the ombudsman for estate agents maybe and see where that gets you as if it does you will probably have a case. I'd ask for a rent reduction from the agent to cover the costs of the bills or a refund of any admin and credit cehcking fees you were charged. This could go some way to covering the new costs and it was their fault.0
