How will my IVA affect my ability to rent?

I'm about to apply for a rented property:
I have an IVA..
I have Default notices..
I have Mortgage arrears..
(I've stopped paying the latter, it is about to be repossessed)
They want £230 for the Credit check/suitability which is almost certain to fail..
Should I just pay for a guarantor check instead?

I'm in an IVA and have been for 3 years 8 months. My girlfriend and I recently viewed a place for £800 pcm and they said they would require a guarantor that earned at least £25,000 pa.
If you've got a guarantor that earns a decent wage you may be ok, but it could be different from agent to agent.
I moved in with my last girlfriend to a property that was £525 pcm and that agent was happy for any guarantor, it didn't matter what they earned. I put my mum down who only earns about £12,000 pa and was approved no problem. That was 2 1/2 years ago though.0 -

We've just applied for a place, I'll let you know wether it is approved, we had to use a guarantor, and he's earning £29K...
(The rent is £595 pm)

I got a lovely place to rent and am in IVA i was lucky the landlord didnt want to do a credit check....:beer:. debt free Oct 15th 2011....:T ...0

The rented property was approved, and we move in on Saturday..
(It is breaking my heart to leave our home of 7 years)
