Need advice please

I have been house hunting for a while and not really getting anywhere as the area we are looking in there is not much for sale and what is for sale is overpriced (in my opinion)

Anyway I know someone who is moving and has part exchanged their house for a new build through persimmon, i know persimmon offered them 160k and they took it, so over the next week or so this house is going to be for sale, but i am wondering how much for? and what will they take for it as even though they paid 160k they make all their money on the new builds and just like to get rid of these part ex homes. We can go up to 155k but will they accept a loss of 5k just to get rid of it?? 4 beds dont seem to be shifting in the area i am looking at.

any advice appreciated

    could you not ask the person who is moving to pull out of the part ex and give them the money instead? Don't know how likely this is...

    sorry to hear that. the best thing to do (in my opinion) would be do ring persimmon and ask what the usual procedure is. I do doubt they'd accept £155k for something they paid £160k for though.

    its worth a try tho isnt it, the longer they wait they get even less, they may loose 5k but they prob made 50k on the new build anyway

    Offer less - you never know how much they're willing to take less.
    Offer more than 5k less though and if thats what you're prepared (and able) to pay then you can negotiate upwards to it.

    Cos if you offer only 5k less and they snap your hand off you'll regret not having offered lower.

    thanks poppy sarah - at last some one willing to help

    this property is not yet on the market, and im wondering what will they put it up for - bearing in mind the people they bought it off still live there and they gave them 160k would they have the cheek to put it up for alot more??

    also someone suggested i go straight to persimmon but then they will know how much i want it and not accept below what they want

    I'd probably err on the side of waiting til it's on the market and then at least you'll have an idea of how insane they are pricewise.

    I'd wait til it's on the market first - see how much they want for it before you make an offer -
    you really wanting it will be in their favour not yours.
