Ok,
We're in a position where we have sold subject to contract - the buyers have had the survey done, and have had their searches completed and are now pushing for exchange and completion.
At the moment, we have had an offer accepted on the property we want, have just had the survey completed and are now awaiting (fingers crossed) the mortgage offer.
Have spoken to our solicitor who mentioned getting the searches done soon as we have the mortgage offer, but also pointed out that he has been sent copies of original searches from 6 years ago when property was constructed.
Assume an updated version of these searches will be required or can the originals be used.....? (or is that a daft question?)

IMO you will want new seraches as they get information such as:
any road widening schemes or road traffic proposals that may affect the property, the existence of Compulsory Purchase Order, the existence of any Environmental Health Notices registered against the property, the existence of a Smoke Control Order, and the Approvals relating to any extensions or alterations that may have been made to the property.
Planned work in the area etc and this may have changed in the last month let alone 6 years!!
Sounds like you may have "searches" and "survey" confused.. (if you haven't then that last remark will sound very condescending
whoops!!) Lady Astor: "Winston, if I were your wife I'd put poison in your coffee."
Sir Winston Churchill: "Nancy, if I were your husband I'd drink it."0 -
I did ask whether it was a daft question?
It is about the searches - I guess common sense should tell me they will have to be done again. Thanks anyway!WARNING!Alcohol can make you think you are more interesting and attractive than you actually are.....0
