Rented prop - electrical prob

Hello
Our house was refurbed ready to sell and didn't as price too high, recession etc.
So it's been rented out - to us !
The extractor fan 'blew' (mildly) a couple of weeks ago and there was interference from a neighbouring socket, now today some of the utility room sockets have stopped working.
These may be both innocent but I'm worried that the landlord's own staff (builders, sparkies) did the work and cut some corners. Does anyone know where we stand with elec safety checks, demanding them or getting the wiring checked ?!
Thanks in advance

Write to the landlord. Perhas ring them first thing and confirm in writing "following our phone conversation today with Mr Landlord, I would like to report the following"
Electrical work needs a part p these days. Building control would know. But electricals should be sorted out by landlord quickly. If not then private rented section at council will help you.0 -

A cheap, but not very complete option is to get a plug tester - B&Q do 'em - 3 pin device with lghts to indicate faults in plug wiring.
A more legislative route would be to ask building control at your local council about the work that's been done and what steps you can take.0 -
call your landlord first and see what response you get0

Landlord requires an electrical safety cert for his landlords insurance.
Valid for 5 years if not an HMO otherwise its yearly
you could ask for a copy. Should have been done to get the completion certificate.Debts as of 01/june/08

Um - no, I'm afraid not. Electrical checks are not a legal requirement (unless an HMO when they might be but I know very little about HMO regs as it is not my area) nor are they a standard condition on "Landlord's Insurance", whatever that is. (I assume you mean buildings insurance).0 -
Hi N79
you are correct when you say electrical safety certs are not required by law for a rental property that is NOT an HMO the way that a gas safety cert is BUT it is a stipulation of the insurance company when you take Landlords buildings insurance or is at least with the company I use.
Hope this clears things upDebts as of 01/june/08

OK - my company does not make any such demands (although I suspect that there will be a general maintainance clause).
And to make sure that we are not accused of hijacking the thread:
OP - First step is to report the fault to the LL (by phone for speed, followed up in writing).0 -

I assumed the OP was in England and Wales. Always bad to make assumptions. I know much more about the backside of the moon than about Scottish LL&T law.
Tonysgirl - are you in Scotland or E&W or somewhere else?0
