Contract Roll-Over?

I was speaking to a letting agent and was told that I can sign a contract for, say, 6 months and subsequently I can roll-over?? the contract month by month afterwards or I can sign a new tenancy agreement for another 6 month, 1 year or more.

By signing a new tenancy agreement, I am subject to an admin fee of £100+VAT while I need to pay nothing if I roll-over.

What's the pro and con for rolling-over and signing a new agreement? I see that rolling over the contract month after month gives me the flexibility and most cost efficient??.

Advice appreciated.

    But if it is so plain obvious, why would people want to pay to get a new contract to tie themselves in? That's puzzling me.

    Rollover.
    Their costs of finding a new tenant will stop them throwing a good one out.

    if you stay on a rollover you have much less security as a tenant - the LL can give you two months notice at any time. If you sign a new 6/12/18 months agreement they cannot make you leave before the end of the fixed period of months (unless you stop paying the rent - or other very serious breaches of your tenancy agreement)
