Renting - do I need to sign a new agreement?

Hi, can anyone help me please?

I'm renting privately, not through an agency. Originally signed an AST (F302E?) last October - actually I've just realised LL didn't write the date we signed it on there, oh dear, can you see where this is heading?:confused:

I was fairly confident about things at the time because LL has a sibling whose business is letting properties so he is relying on said sibling to sort any problems - LL is abroad, we communicate via email and phone and I also can communicate with sibling via phone.

Anyway, LL has asked me to sign another tenancy agreement now that the initial 6 month period is up. He asked the sibling to put the contract together for him and I received it this morning. I'm not impressed. Without going into too much detail - several spelling mistakes, one condition listed which I think should be mine but has been put in as LL, one condition which I cannot fathom out at all (I don't think much of it would make the Crystal Mark), and no mention that LL will hold my deposit in a scheme. There is also a HUGE error in the first paragraph on the first page which is about Sections 19a and 48 (different Acts) which looks like it was some kind of mailmerge problem.

Obviously I'm not going to sign it until at least the first page is reprinted properly, but even then - this has seriously rocked my confidence and I'm not sure how much of the rest of it is actually legal.

Do I need to sign another agreement? I thought now the initial 6 months is up I'd just go 'periodic' - does that still involve signing another agreement? Also LL didn't get an EPC last time, if he wants me to sign this, will he need to get one done now?
