Is letting agent taking the mick

we just recently moved out of a property and the letting agentss have witheld the deposit (1000) plus they rekon that nearly another 1500 needed to be spent on other things in the house.

They have completely redecorated the house, re carpeted it (we had the carpets cleaned and they were near enough spotless) plus done some work on the woodwork in the house.
We were in the house for nearly 4 years and there was 2 adults and 4 kids but they have not seemed to allow for any fair wear and tear.

we know there were a couple of things like a carpet burn (hair straighteners) and 2 sets of blinds.

But also they have charged us for the 2 external utilty meters, the electric one had not been on for as long as I remember, we had also gaps in the window fittings and the doors, which we advised them of but they did nothing about it. Couple those last 2 things and we had an absoultely enormous bill which we dont think we should pay all of it.

A lady came to do a Energy certificate check and took lots of photos and also said about the meters and door/window fittings and even said they were fiited by cowboys.

Of course she now denies saying anything about this and apparently its our fault the windows and door fittings are faulty because of the way we used them.

Sorry for the long post but i am not sure what to do and I am at my wits end.

PS. Just thought of another couple of things, first is that the letting agent would come around and do a check of the house every 3 months and nothing was ever said (surely if something was wrong they would advise us).
Things were added to the sheet for the end of tenancy check out.

If anyone has any help for any of the points I have put then I would be extremely grateful.

    Yes they are? I presume the deposit is not in a scheme as you only signed the original AST 4 years ago.

    Are they really trying to charge you for moving the meters outside?

    They can't charge for the meters and its rubbish about the doors and windows unless there was physical damage (eg broken catches etc), even then the costs would be small.
    Write and ask for full return of the deposit sending via recorded delivery

    They are charging us for the replacing the meter doors, they had come off.
    Deposit isnt in the scheme unfortunately.

    Unfortunatly they have said that as far as they are concerned the matter is over and no deposit will be sent back as the house was beyond fair wear and tear.

    Don't spose you have evidence of telling them of window problems?

    Forgot to mention that there waas pulls on the carpet on the bottom of the stairs and a couple of tiles on the kitchen floor, but we left a replacement pack for them.

    The thing I want to know about is the gaps in the windows/doors and the the electric meter possibily causing the huge bill of approx 800, which we had not had before in our previous blls, because of the cold weather we had, we needed the heating on just to get a little heat.
    Could this have also led to damp/mould on walls?

    Thankfully I have. Our house was egged twice, we advised them of this twice.
    the first time they kicked the door. the second time I thought that they might of tried forcing the window but the police said it wasnt.
    I sent an email dec2 and they never did anything about it.

    Good thought but my solicitor tells me that emails will not stand up in court as they can be altered in many ways!
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    do you have an inventory of the condition of the property when you moved in ?

    if you do not - then go ahead with a small claims court action - the LL/LA will have to prove condition when you moved in - and if they cannot produce an inventory signed by both LL AND tenant - they will proably lose their case and the judge will award you your deposit back

    if you do decide this route - have a read of Eagerlearners thread on here - set aside a few hours !! - you will learn how to do it
