Catnic lintel - fitting retrospectively

Dear all, apparently the windows in the house I live in need to have Catnic lintels put into them. This meant nothing to me so a google revealed that Catnic is a brand rather than a type of lintel. What the builder was thinking of is a tin tray-type affair that fits over the top of the window reveal (walls are about 2ft thick and part cavity, part solid stone) and stops the rain coming into the house if it gets into the cavity and channels it to the outside.

Does anyone know what sort of costs would be involved in fitting these and what work would be involved? It feels big with big costs and big disruption but if there is no alternative then it has to be done.

Thanks

catnic lintels are very cheap. about 20/50 quid for average ones.
its the labour charge that will be the major cost.
probably about 100/150 quid each. depending on how many to be done.

they may also be some internal works to be made good afterwards. plaster/decorating etc...

very much doubt you will get a lintol done on a stone property for what your saying.usually there is a timber lintel on the inside of older properties so may not need any inside work

    downshifter a picture would help

Thanks, there isn't really anything to see, however if it helps I'll try and do a pic tomorrow. What should the picture show that would be of any help? The walls are around 2ft thick and apparently the reason the water is coming through is because of the absence of this type of lintel. It drips in inside the window frame, not around the actual frame but inside and has wrecked the paint and the plaster of the top part of the reveal. some worse than others. This was originally a small pigpen attached to the main cottage and was converted on the cheap some 15 yrs ago.

    Thanks
  • by the sounds of it you mean a cavity tray to be honest id be wanting to find out were the water is coming from higher up putting a lintel or cavity tray in is just getting rid of the water not stopping the water getting in .in other words if the water is getting in anywhere else other than above the windows you could get problems elsewhere ie if the cavity was blocked the water agian will penetrate through

Yes absolutely right. However as part of this major bit of work the roof is being investigated - it looks fine but the roofing felt might have a problem.. The overhang is also being looked at as there's a feeling it doesn't hang over by enough. Cracks and repointing will be done in the walls and the gable end which faces the worst of the weather will probably also be waterproofed. The chimney will be repointed and reflashed and the roof ridge redone - all the concrete holding the roof tiles on has come off. Hopefully that will belt and brace the lot!! Then new windows will be installed..

The water ingress has been so bad over the past few years without any obvious missing tiles or holes anywhere, that a thorough approach seems the only way to zap it. Is there anything that might have been forgotten in terms of possible entry points for water? It's a very exposed property, with weather coming at it from all directions, but obviously north and west being the worst sides - windy nearly always.

    Thanks very much
