Estate agent fees and developers

Hi everyone :)

I'm sorry if this is a reeeeeally stupid question....but if I buy direct from the developer - i.e. Barratt's - am I right in thinking there's no estate agent-type fees? Are there any other hidden fees from the developer I should take into account?

    If you are only buying a house then you should not have to pay any estate agent fees.

    Only when selling do YOU have to pay EA fees.

    If you are asking if a devleoper has to pay any fees that depends if they are using an EA and what sort of agreement they have.

    Depends on whether or not you have a property to sell, to be able to buy the new-build. Then you would typically hire an EA and pay them a fee to sell your current home.

    If you're buying the new-build as a first-time buyer, you will need a solicitor to act on your behalf with regard to the purchase, and that will be chargeable.
