found my dream house.. need help!

hi everyone, i have found my dream house and i need help! ours is up for sale (just) so no buyer as yet, no mortgage, but this is the rub of the matter....

dont earn enough to buy outright without first selling this one.. so how do we raise the money short term till we find our buyer, bridging loan too expensive.
anyone ever been in this situ and found a do-able way round things, would be grateful for any advice anyone has please!

    Only advise I'd give is houses are taking ages to sell at the mo, so any loan will be ticking away. take a look in the debt free wanna be board to see how over strtching yourself can be a major backfirer-er.

    Sorry Pash, not really got any good ideas - could you rent out your own house to cover the cost of a bridging loan and go for an interest only mortage on the new one until yours sells? - sorry that's my best shot!

    The renting idea sounds ok, if it will cover your payments and your lender will accept it.

    Haven't got anything else sensible to contribute...... you could always take up lap dancing :rotfl: sorry!!!

    We did a few years ago get another regular mortgage whilst keeping the first house and mortgage but we had saved enough for the min deposit on the second house. the second mortage was from the Bank of Ireland and had a clause that said we had to sell 1st within 6 months. I just went all out to sell house and managed it by marketing it myself in various ways. It kind of depends on the market where you are -but you are about to enter Easter super best time to sell! so all is possible ! - can always do what people who have bought from us have done -string'em along till you get your sale-just dont tell too much to estate agents -big mistake!

    Can offer House with huge collection of facewash,handcream -that will do the trick
  • Get friendly with your Vendors. If they like you, they might give you some time to enable you to sell your house!

    thanks VAN1971, we went to see then last night and explained the situ, cards on the table kind of thing...was offered glass of wine etc, so fingers crossed! whats not to like.. lol
    ps i didnt wear my pink dress and dance on the door step.. hmm *thinks may i should have!*
