I've just recieved our survey on a house we are buying for 198,000
The valuation has come in at £190,000
Plus there are some advisories such as
evidence of woodbeetle in the floorboards.
slight evidence of damp.
electrical test recommended
We are still interested in the property but what would you advise about course of action for the above ?

Make a copy of the relevant parts of the survey along with the valuation and give them to the estate agentIt's not easy having a good time. Even smiling makes my face ache.0

Electrical work ight need doing - is it an old fuse box? If it does then you have to factor in inconvenience and redecorating costs potentially too.
Damp needs looking into - make sure it's just blocked air vents rather than something worse - does it say where or is it a general damp which probably means nowt serious.
woodbeetle? Dunno about that - presumably treatment and checking that floorboards are sound still.0 -
If it recommends you get damp, wood infestation and electrical reports it is going to cost you-this is not normally a cost the seller is willing to pick up. If you think the property is worth the £190,000 and are willing to go without the reports (although have a good think about how wise this is!) then you can try and negotiate the price down to £190,000. However, I would recommend you get the reports, as forewarned is forearmed, and then I would try and negotiate more money off to help with the repair works.
