Survey on 5 year old house (still under NHBC warranty)

My parents are about to put an offer in on a house which has 5 years NHBC warranty left. They are cash buyers so won't need to have a survey done for a building society. Is it necessary to get a survey done on this kind of house or will the NHBC cover any problems?

    It isn't necessary to get a survey done, however they may want to have one carried out for their piece of mind. The NHBC will not cover all problems.

    NHBC cover is provided in two parts, for the first two years it will cover any defect which is a result of the builder not meeting NHBC standards. Boilers etc are covered during this two year period as well.

    In years three to ten, the buyer is covered where costs exceed £500 for the following defects:
    Defective chimneys & flues
    Contaminated land
    load bearing parts of the roof & floor
    below ground drainage
    glazing to external windows & doors
    retaining walls
    ceilings
    foundations
    load bearing & non load bearing walls
    wet applied wall plaster
    external wall render
    Vertical tile hanging


    It does not cover

    gutters
    central heating
    internal plastering
    finishes
    fixtures

    Many thanks for the information Jorgan - it was very helpful.

    My parents are the kind who always err on the side of caution, so will probably go for the survey, but in my experience even the full survey can miss quite substantial defects and the surveyer then covers himself with a very carefully worded report. If it was me I'd probably take the risk!

    Make sure the above are all good, and then no worries, as long as they see a certificate.
