    Quite harsh but a very fair point! I would be very very :mad: if i'd put an offer in had been accepted and found out EA was still marketing property and how sly putting notes through the door knowing house is under offer and going to solicitor and mortgage advisor what part of SOLD dont you understand?

    The part where it was never mentioned at any time by the estate agent.. :wink:

    Looks like this has paid off now anyway, just had a nice call from the lady selling to say that the offer that was put in has not been accepted yet as she was still considering it, and if I want to call E.A tomorrow lunch time to arrange a viewing. :T

    Lets just hope you dont fall in love with the place make an offer and have someone else play posit through the letter box then;)

    Hang on a minute the vendor has not even accepted the offer from the other party yet...... she is considering an offer, it could be lower than she was willing toaccept for all we know, and the OP might not even want to make an offer after he has seen it!
    The EA is not acting in the best interest of the vendor refusing viewings before a sale has even been tied up!

    Hostiegirl, I could see your point if the offer had been accepted, but it hasnt been yet as the vendor was still considering it. If I'm to put an offer in now then it will goto a closing date by which all offers have to be in by.

    Again I'm in Scotland:

    The agreement becomes binding when a seller's solicitor delivers a signed written acceptance of a buyer's offer. Should the seller attempt to accept a higher bid before the contracts have been legally finalised by a written offer and acceptance, their solicitor will refuse to act for them as this, according to the Law Society Of Scotland code of practice, would be professional misconduct.

    Doesn't have to go to closing date. If the seller likes your offer, there's nothing to stop them accepting it, rejecting the other offer, and progressing from there.
