Loft Conversion

I've had three people so far to quote for a loft conversion, I have two more coming.
The last guy's price is half that of the others but he actually seemed to know more about it than the others.
Anyway the only difference is that with the cheapest guy I need to sort out plans myself. He said he will get the building inspector round and that he comes round at certain points to inspect the quality of the build but for the plans etc I have to do that. How do I go about that.
He told me to go online and everything I need to do is there.
Is this true and where do I go for this stuff, does anyone know.

I would be wary of someone who is half the price of the others. My SIL had an extension started by a builder who was significantly cheaper than the other quotes. He declared himself bankrupt after getting most of the payment but leaving the house uninhabitable and needing a lot more money spent on it.
As for plans, check your local council planning department as they should be able to provide guidance on doing these yourself if thats your intention. Some councils have planning applications online which you can view.0 -
Yes I did worry about the price but having spoken to other people in the area the price they paid was not that much more, I have a few more people to see first anyway and I'll never pay anyone untils the jobs complete.0

If you post the prices you have been quoted and the area you live we would have a better idea of wether they are reasonable, as for not paying untill job is complete, as with most builders you will be required to make stage payments to be agreed between you and the builder before the job starts, you are unlikely to get anyone to complete the job without any payments before work is finished.0
