Long Term Fixed Rate Deals

Hi..
Just looking for a bit of advice (or opinions please).
Our 2 year fixed rate deal ends in the summer and we need to re-mortgage. I'm coming to the conclusion that whilst I may be able to get say a 2.99% fixed rate deal for 2 years that I may actually be more prudent in investing in a 5 year or longer fixed rate.
Our LTV is 75%.
I've seen 5 year deals at 4.15% and 10 year deals at 5.14%.
Are there any more competitive deals out there ??

Currently they are ok. Suggest using an IFA or go window shopping yourself.Motto: 'If you don't ask, you don't get!!'

Principality BS are offering a 4 yr at 3.99% with £995 fees which looks tempting to me.0

I have been looking at products this week and these seem best buys on rate but beware fees, valuation costs and interest calculations daily or annaul-useful calculator on mortgagesorter website
5 year fix- Post Office 4.15%
7 year fix Skipton BS 4.79% ( removedoff their 10 year fix at same rate last night :-( which I was about to go for
10 Year fix Leeds BS at 4.75% but high fees and annual interest
Any one found better?

Fees re Leeds BS 4.75% 10 year fix
£199 application fee
£550 arg'ment fee
£405 valuation fee
£250 legal
Only found out about Annual vs Daily interest- it could add £200 pa x10 years to the overall cost- sounds high but then I worked the difference back to monthly payments and for me equivalent of what I would pay for a 4.95% rate. Sure there is probably a more scientific way!

Most of the rates mentioned here are for 60% LTV.
What's the current best long term fix you guys have spotted for us 75%ers out there?
The post office 5 year fix still seems to be online, despite them telling me that the rate was to change yesterday.
Maybe that'll be gone by Monday too.
What's with al the rate pulling all of a sudden?

Just passing on the results from my own research, so regret can not comment on 75% LTV's
Re rate pulling depends what you believe, could be:- press coverage may have caused panic buying and funds all gone
- maybe the lenders have seen there is a demand for long term fixes and putting up rates to max returns
- Budget being announced next week
- Signs of recovery????

Is there a website that will list the best buys for, say, 5- and 10-year fixes? I can only find the 'normal' best buy tables, that you set for best value over five or ten years, but are totally skewed by the 2-year deals that revert to currently low SVRs.
