Estate agents performances & House selling

Hi all; I’m trying to find some information on how estate agents are performing. I am ready to consider selling my house. But if house sales are still low in my area (St Helens, Merseyside) then I’m happy to stay put for the time being.

I know if I contact any estate agents, they will never give me a true figure on how they or the area is performing. Plus I don’t fancy having my house up for sale for months and months if not years. Also I need to consider that if I put it up for sale now, I cant really just take it off the market when I feel like as I would incur the cost of my HIP which if I’m correct the estate agent will out lay in the first place, but would want back.

Can anyone offer any advice??

    Heres a link posted some weeks ago which may help.

    If an agent comes out to see you specifically ask that they bring evidence of their recent sales in your area and see what happens. Some do tell it how it is.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    you dont have to get the hip via the estate agent, you can get it anywhere

    houseprices.co.uk for what's on the landreg - updated at the end of each month -
    and home.co.uk for charts of whats selling - put in your postcode first half.

    Then grill them all. Lightly. Ask then what they've sold, how much and how long it took. Ask how many people able to buy they have on their books etc. Compile a dosier on them all. :)

    do your own research before contacting the EA, how competitively priced is the house compared to others in your street? don't make the big mistake by following valuations and selling prices from 2 years ago as the market is not like that anymore. Do a SSTC search on right move and checkout similar houses which have gone under offer recently.
