If they owe rent that they are never going to pay, better that they leave.

Nothing you can do other than try to get a letter informing that they are giving up the tenancy and if you can a forwarding address.

Have they asked for a checkout inspection?

Keep calm. If you are going there, do not enter the property without their permission, & shouting matches will not be helpful.

As silvercar says, try to get them to sign a letter confirming that they are giving up the tenancy. Failing that, take someone not related to you as a witness, to confirm that they have handed all the keys back and are surrendering the tenancy.

Ask them if they'd like to do an outgoing inspection with you (who would normally do this for your father? an agency?)

Ask if they will provide you with a forwarding address (unlikely if they are doing a flit, but you can try..)

As for the money owing, did your father take proper references? Does he have a work address, ni number, next of kin details or a guarantor? If they are leaving now, they don't have it, but your father can try to claim it off them later, or recover it from the deposit.

You must try to get a signed letter of surrender & the keys.

Otherwise, the tenancy continues, & your father (or you, your OH etc as his agents) cannot enter & relet the property - even if the neighbours tell you the tenants have done a bunk.

Change the lock barrels (about a tenner a lock) - tenants always take copies - I did as if you lose them the LL will charge for locksmith and call outs... also useful to give copies to friends and family to water plants/feed the dog/nick the boiler after the tenancy has finished

I think i'd follow (like in the sweeney) them covertly and find out where they are going, at least you will have a forwarding address to serve any court orders and they won't expect you to know where they have 'flitted' off to
