Can you please give me an opinion on how much you think I should offer for this property?
We have nothing to sell and have an AiP.
Any thought would be much appreciated?
the location isn't really great but everything else is?

Its not been on the market for very long according to PB.
Average price sold for in 2007 about £200k, so if you were to say a 20% drop that would indicate in the region of £160k, so it doesnt look very over priced. I dont know how much the falls have been in that area, was the house built in 2007 or before that?Pawpurrs x

1998 was the year it was built.
What is PB?0 -
Property Bee...... a useful tool that shows you how long a property has been on the market and any price reductions that may have happened.
What are you willing to pay?Pawpurrs x

150K is our top limit - We thought we could put in a cheeky offer!
There are 3 others on that estate that are around the 170-180k mark but not as nice. Although we would like to have one of the others at the same price.

Any opinions?0 -
Not much in it in my opinion, but sorry they are not my thing, so prob not the best person to ask!
I think the first one is prob the best of the lot, and the price is in the middle.
I would imagine £150k is a bit low, but if its all you can afford, then put it forward and see what they say? Worst they can say is no, and there are other houses on the estate for sale, so you have a few to choose from, if they dont bite, one of the others might, its not like they are unique.Pawpurrs x

They are all pretty similar to be honest, so price needs to be the decider. You can redo all the insides cheaply to your own tastes.
Do you need a garage? If not, then your first choice would seem to be the best priced considering they have that fourth bedroom, which might be handy if you need to stay there a long time. You could use it as a study as well, obviously.
You'd need to think about where to store your junk though if you decide not to have a garage. Some people tend to convert their garage and end up with 2 or 3 assorted sheds in the garden which can affect the look and practicality of a small garden. It is up to you whether this would be a compromise worth making in exchange for more space inside.0 -
We have no space for junk at the mo- so we're used to it.
Thanks for your replies. we thought it wouldn't hurt to put in an offer but wanted some 'support'!!
I asked an estate agent for some ideas and they suggested 5k under but thought they may be biased.0
