Some interesting deals on here - some sound good, some poor. Very suprised at some of the offers the sellers turned down!
For what it's worth here is our recent sale and puchase:
Property sold: 1980's 2 bed flat in Royston, Very Good Size, Very Good Decor.
Our asking price: £130k-£145k (advertised with price range not fixed price)
Accepted offer of £135k in Dec 08 (been on market 2 weeks) completed Feb 09
Property purchased: 1970's 3 bed detached bungalow in Excellent area in Peterborough. Very Good Decor, 2002 boiler, windows, pvc gutters, etc.
Asking Price: £165k
Offer Price: £148,500 (declined) £150k accepted (Jan 09) completed Feb 09.
Very Happy, Glad the stress is over!
Were supposed to exchange and complete on the same day but it didn't happen as the seller had a better offer and were considering selling to the other party!0 -

is trying to sell their studio flat for £116k (65%) MORE than they bought it for in January 2007.0 -
Someone near me has just put their house on at £475000 when they bought it in May 2007 for £400000. Either living in a dreamworld or done an awful lot of improvements!0

As I started this thread, I thought it would be only correct to let you know my recent ventures:
Property Details: 4 bed terraced, with garden and garage, need of total renovation (around 25k).
Asking price: £75k
My offer: £65k
Accepted: Yes
The property sold in 2007 for £120k, advertised for £90k in Summer 2008, dropped to £75k in December 2008, I bought it October 2009 for £65k. It's been a big process, but hopefully will work out nicely."The future needs a big kiss"0 -

Well done, typeractive, and thanks for updating us. It's nice to see someone happy with their purchase at a price they felt comfortable with.
I'm pretty pleased with my purchase too: 4 bed bungalow, modern serviced barn and 5.5 acres in mid Devon for well under £300k. The price I paid was the price I offered, despite some tricks from the EA's dirty dealing department.:D0 -
