Your friends solicitor should ensure that the property is sold with vacant possession on completion. The seller should evict them first before you complete otherwise he will be in breach of a normal conveyancing contract. The contracts can be altered to remove the vacant possession clause but I would not accept this, too much hassle, imagine if the court eviction fees are extremely costly and who is to say what damage they will cause to the property. Would not touch that agreement with a barge pole.
I certainly would not exchange contracts until they had been evicted. Once they are gone your friends should also check over the condition of the property first to satisfy themselves before they enter into a legally binding contract.

who knows what amount off damage squaters could cause before they are evicted .
Eaxmple squater decided to flood the house or set it on fire ,no insurance will ever pay out ."Do not regret growing older, it's a privilege denied to many"0 -
Might be small damage now but who knows hat could be caused on the way out and a costly lenghty legal fight seems a very hard start to getting on the property ladder0

Dont touch with a bargepole until they are out & even if your hear its clear go there & be in the property & on the phone to your solictior before & during the completion, preferably with a builder who can give instant quotes & whack 20% onto his prices (without telling the builder) ...

What's the problem? At least your friends would have good company when they moved in: far better to share space with squatters than with Yuppies.0
