    wow, it looks like the house needs totally gutting. there is alot of work there, ok maybe most of it is cosmetic, bringing it uptodate, but its not something i would try and do whilst living in the property, and i would expect it to take a builder a good 6m to get it even habitable.

    Strange thing though, it looks like the property has all new guttering, even though it looks like they havent done anything else to the house

    i would def go for a good survey too, the chimney looks a bit wobbly, and there are lot of tall trees right by the house

    as for price, ive no idea on what you should put in your bid, or how much the renovation works would cost

    If your dad is a builder and works locally, then he is the one to tell you how much it's going to cost. I'm assuming you're not expecting him to do this on the weekends? It's going to take hundreds of hours of work. It would cost us certainly £30,000 to renovate that property to a decent standard (without considering structure and possible dry rot if there's been long term leakages). That's with a few years of practice, a full time hubby and good value labour found through trial and error!

    It needs everything doing. Because of the 'house by jigsaw' style of the photos, it's hard to get an idea of the state of the structure itself. There is no question of doing the windows later; the whole house is going to need the plaster stripping back to the lathes and redoing (you can see the state of the walls through the woodchip) and apart from the fact that the windows are clearly rotten, it would be a false economy as you would have to repair the work you've done. The chimneystack needs stripping back and you will find it needs at least repointing, possibly rebuilding.

    You need to be very sure that this is the house you want in the area you want and you need to be very sure on it's worth. It should be easy for you to find selling prices on 3 bed 1930s detached properties within a 2-3 mile radius as they're in every town. It looks like a potential money pit with plenty of hidden problems to me. Houses that look like that always have them. I especially hate pebble dash as it's main purpose is a cheap way of hiding a multiple of sins. There could be all sorts of structural problems under there.

    I don't want to rain on your parade but as a first project, you'd be more than a little nuts. I'm saying this because this is MSE and I don't think this house is going to save you anything. You could buy a better condition house and get the same amount of added value from it.

    If you look, you'll find. Houses to get excited about come up every week if you're looking, but some are real gems. We have literally today had an offer accepted on a 3 bed 1930s detached house which is just fabulous. The decor is totally dated but has been maintained beautifully - a complete credit to the elderly owner's family for keeping her so well looked after. We've already got added value, it's perfect to live in and fix but it wasn't advertised as needing work ;) - because it doesn't really. We are going for a viewing next week; maybe I should take some pictures and show you how little work you need to do to get a house that's laid out the way you want it? :confused:

    Interesting photos. Don't look too bad IMO. Problem with damp - is it roof leaking or have they had some sort of burst? Chimney has a crack as does one of the internal walls but that one doesn't look too bad. Other than that poss rewire, c/h, windows, dpc[?]. The rest looks pretty much cosmitic and there are some nice features like picture rails, rayburn [if it works!?] and the fireplaces [if you like 50's decor].

    Did your dad go with you? How much does he reckon it'll cost to do up? Very difficult to tell just from photos - so give us a clue.

    I'm going mad soon.. I need to make a offer before end of next week...
    They dont let me to do valuation..

    I did some research and next house went for £340k last May
    thats 4-bedroom - double garage house..

    For this house to get it in a good condition need around 50k.

    There's nothing wrong with asking the agent that's selling the property what they thinkit would be worth once what you've planned to do is finished. It's free at least.

    If you don't trust their opinion, then go to a couple of local agents, speak to the sales manager and tell then that you're planning to renovate it and sell on. Show interest in them marketing it for you and they should be helpful and give you an idea on what it's worth and show you some comparables.

    I do it all the time! Don't pay £30 for something when they don't really know your local market. Statistics are one thing, genuine experience is another.

    Thats a great idea i'll do that....

    The agent who did the viewing not allowed to tell any prices...because its "sealed-bid"
