How much does it cost to move..??

Sorry,probably been covered a thousand times before but could someone post either a link to a thread covering this or help based on the following..
Advice on what needs to be paid up fron and what can be taken from the profit of moving to a cheaper house would be great
Selling our house for £235000
Buying for £200000

    Hi Ferry. We are using the equity from our property to pay all our fees (your solicitor can advise). I think the only things I'm paying for upfront is the valuation and local searches.

    You'll need to budget:

    EA fees, ie 1.5% of your sale £235K = £3,525 + VAT
    Solicitors fees, approx £1300
    Stamp duty 1% of £200K = £2K
    Any mortgage fees, redemption fees
    Removal company fees

    Can't think of anything else.......

    You should be able to negotiate a fee of 1% - 1.25% if you try hard enough.
