Thinking of adding a ensuite, good idea?

Hi,

We have a 3 bed city house (5 years old)

We currently have a wc downstairs and bathroom upstairs.

We're thinking of adding a ensuite in the bedroom, we have a recess over the stairs & there is a small window so if we removed the built in cupboard we could then make a straight wall for ensuite.
Only problem is i think we will need a masertor because the plnumbing is at the back of the house, anyone have experience of these?

we would go for a corner loo, shower and basin, basic but quality.
What sort of price do you think we would be looking at?

    A saniflo in a en-suite is asking for trouble

    The noise that these machines make will keep you awake at night,I am sure a conventional drain would be possible with some work

    Labour i would say approx £2000-£2500

    Materials allow £1500 for suite, tiles and general materials

    Am i right in presuming you have floor joists? Or are they solid?

    Depends on many factors such as which way the joists run, sometimes pipework can be run in ceilings, can be boxed in

    My experience is if you can run a saniflo waste which has to have a 1/20 fall you can run a conventional waste

    Saniflo sometimes serve a purpose but they have more downsides than positive

    Regular cleaning and servicing
    Noisy when running
    Reliabilty issues
    Costly to fit/supply
    Unsightly and can not be used with all wc pans
    Floor movement,wind down a stack can all float valve to activate

    Need i go on?

    They don't need a fall. You can run a sani-flow up into the loft space, and then to the back of the house.
    But they are easy to block.
    Where does the sewer pipe go?
    Our waste pipe runs down the back of the house, but then the sewer runs down the side of the house to the front, with the opportunity to put in a new inspection cover and drain from the front of the house, before getting to the road/pavement.

    Once there go vertical then back to horizontal, there do require a fall to comply with buidling control, this is stated in the installation book

    Have you fitted one correctly, by the book then had it inspected by BC?

  • downstairs we have hardboard so upstairs i presume there are struts and hardboard?!:)

    outside i think the drains run along the back of all the houses because i can see my neighbours water etc coming through our inspection chamber.

    there maybe an oportunity to put a drain in the front garden, i suppose we would have to ask the council.

    It all depends on the cost as we dont want to spend a huge amount.

    We will probably be able to spend £3-4k max and will be looking to move in 2/3 years so want to be able to recop the costs when we move.

    Ok to avoid confusion
    Saniflow's horizontal pipe work needs a minimum of 1 in 100 fall, but can pump vertically up to 4m.
    So you can can run the pipework up from the on suite, into the loft, then out into the soil pipe, at a point higher than the toilet is at.
    This is not possible with the conventional waste pipe that needs a fall over it's entire length.

    (And to be honest, I wouldn't put faith in BC telling me the job was correct)

    Im a bit confused, do you have an external wall in your would be ensuite? If so, why don;t you run the pipes outside? As mentioned prviously, if your joists run the right way you could fit a waste pipe in there providing you can get sufficient fall for the distance. Sani-flow and other systems are not a ideal solution unless all else fails.

    BTW why has everyone had there signature removed, what have you all been posting?

    it is an outside wall, however the garage is attached so no free wall to the back of the house, hope that makes sense

    Why bother? En suites are so passe.

    Is it really so far to walk down the landing to the bathroom?

    I wouldnt really want to sit and watch my partner having a pee or to whiff their other body odours...!
